Building Concepts

The proposed redevelopment includes a mix of housing options ranging from two- to three-storey town houses to low, medium and high rise apartments that target a mix of family and singles and a variety of ages and income levels - a key component to fostering a mixed demographic and sustainable community.

Heights and architectural form would be staggered to create a visually appealing and diverse community landscape. Two- to three-storey buildings along the perimeters provide an aesthetic transition to six-storey buildings behind them, leading to higher towers near the centre of the proposed development.

The high density apartments would be placed away from existing homes to mitigate any visual impact, with a townhouse base along the street, including ground level units with all front doors facing the street. This would create a building form similar to the neighbourhood's single-family homes.

Features of the project include:

  • The four high rise apartments are all proposed as slim towers with smaller bases than the apartment towers approved as part of the 1984 development plan.
  • Higher density buildings allow for underground parking, which in turn allows for more open space at street level.
  • Inclusion of higher density options provide better lower density transitions between the current neighbours and any new development.
  • Higher density development supports continuation or enhancement of public and retail services to the community.
  • Slim apartment towers, with smaller bases, have less shadowing impact than lower, broader towers.
  • The high rise apartments would be located to conform to City of Edmonton requirements to minimise shadowing on the surrounding community.
