Relocation of Existing Tenants / Affordable Housing

The tenants in the Strathearn Heights Apartments have been a part of the Strathearn community for many years. About 40% of tenants have lived in the apartments for five years or more, and a few have been residents for more than 30 years.

To make the move from the current apartments to the new development as smooth as possible for existing tenants, the owner of the Strathearn Heights Apartments has committed the following:

  • tenants will be given six-month leases until the specific phasing of the redevelopment is determined;
  • the tenants would be moved, at the owners' expense, to the last phase of the development when their rental units are redeveloped. The schedule would be based upon seniority of tenancy and availability.

The community has also shown interest in the amount of affordable housing that would be provided in the proposed redevelopment. According to the City of Edmonton, affordable housing is required when a family spends up to 30% of its gross income on housing assuming the family's income is at least 10% less than the average household income in Edmonton. Affordable housing assists lower income working Edmontonians.

The City requires any residential redevelopment to include a minimum of 5% affordable housing. The developer is in discussion with the City regarding the most effective way this might be implemented.

It is the developer's intention to have 200 to 300 units maintained as rental accommodation.

As well, accessible, barrier-free housing suitable for the elderly or persons with disabilities will be offered in the proposed redevelopment.
