The Strathearn community has many strengths. It enjoys an enviable location close to downtown and the river valley. As well, Strathearn residents appreciate the existing community character of mature, tree-lined streets, amenities within walking distance and community gathering locations. These characteristics remain at the heart of the design approach of the proposed redevelopment.
Complementing the existing community amenities, the proposed new streets and public green spaces would be designed to become an integrated, seamless part of the existing community.
Proposed housing solutions give the community substantially enhanced public green space and recreational amenities compared to the nine towers approved in 1984. A range of housing options also offer more choice to current and future residents to 'upsize or downsize' their housing needs while remaining in their community.
An overview of the project:
Size of the site: Approximately 23 acres
Housing units: 1,750 units ranging from town houses to one- and two-bedroom apartments
Retail space: increasing current retail capacity by 10,000 net square feet
Keeping Strathearn strong
The proposed redevelopment is occurring at a crucial time in Strathearn's history. Neighbourhoods evolve over time, with demographic changes robbing some older neighbourhoods of their vitality and character. In the past 10 years, Strathearn has experienced a school closure and reduced transit service, symptoms of decline in the residential base required to keep the community strong. The proposed redevelopment will add to Strathearn's population base, its housing options and public amenities, helping to sustain the community's vitality for decades.
Strong communities need a social heart and a place for the community to gather, socialize, relax and play. The owner/developer is committed to working with the existing community to ensure that the public amenities are enhanced in a way that will benefit the current community and provide a foundation for expanded services in future.
The new development concept proposes a modest increase of 10,000 square feet of retail space along 95 Avenue and 88 Street up to the corner at the new park and a reconfiguration of existing retail space to make it more pedestrian friendly. The proposed retail area would offer residents a variety of quality shops and services within a walkable, tree-lined environment.
Plan offers housing options
It is anticipated that the development be phased in over six to 10 years, which eases the impact of change. A phased approach affords several options to support the relocation of existing tenants in a fair and responsible way and eases the impact on neighbourhood population growth.
Given the maturing nature of the existing community, the development may provide enhanced opportunities for aging residents to 'downsize' yet stay within their neighbourhood, therefore retaining valuable community continuity.

The location and comprehensive nature of the proposed redevelopment site and the commitment of the owners offer the Strathearn community and the City of Edmonton an opportunity to create an unrivalled development that will raise the standard for future infill projects in Edmonton while supporting the design and sustainable development principles of the City's Smart Choices initiative for developing communities.
The owners have hired an award-winning design team of planners, architects, landscape architects and civil and transportation engineers to ensure an unparalled development.
